Prices are per apartment per day for up to two people and a minimum stay of 4 nights. 
The price includes: Rittencard, daily bread roll service, towels, bed linen, heating, water and electricity, cleaning (including final cleaning).

On the day of arrival, our holiday apartments are ready for occupancy from 4 p.m. On the day of departure, we kindly ask you to vacate the apartment by 10 a.m. Other times are possible on request.

Visitor's tax
On 1 January 2014, a local tax was introduced in South Tyrol. The revenue from this local tax is used for the expansion and maintenance of infrastructure and services, as well as for the organisation of cultural and sporting events. This municipal tax amounts to €2.50 per person per night. Children and young people under the age of 14 are exempt from the tax upon presentation of a valid identity card. The local tax is payable on departure and is shown separately on the bill.

Minimum stay
4 nights, short stays can only be booked at short notice. For stays of less than 4 nights, we charge a one-time surcharge of €65 for the entire stay. During high season (July and August, as well as at end of the year), we can only accept bookings of at least one week (Saturday to Saturday).

Payment
You can pay in cash, by cheque or by bank transfer. Card payments are not possible.

Smoking
Our house is smoke-free and smoking is only permitted on the balcony of your flat and in the outdoor area. We are happy to provide you with an ashtray for outdoor use.

Pets
Pets are not allowed in our holiday apartments.

Booking
Please note: The booking becomes binding upon payment of a deposit (booking confirmation) and receipt of the booking confirmation. The deposit is non-refundable in the event of cancellation. Please state your name as the reason for the transfer.

Please also note that also the following cancellation policies apply:
Cancellation policies in accordance with Art. 1382 ZGB
Bookings may be cancelled free of charge up to 30 days prior to the set arrival date. Only the deposit is retained. Cancellations made by guests on or after the 29th day prior to the set arrival date are subject to the following cancellation conditions:

• Cancellations made up to 29 days before set arrival date: 40% of agreed total price.
• Cancellations made later than 14 days before set arrival date: 70 % of agreed total price.
• Cancellations made later than 7 days before set arrival date: 100 % of agreed total price.

We reserve the right to charge for 100 % of the stay in case of no-show and if you should cut short your stay. Please let us know in time should you have to cancel your holiday.

Holiday Cancellation Insurance
We recommend that you take out Red Rooster holiday cancellation insurance after booking your stay. This will cover cancellation charges, meaning that you can look forward to your holiday in a more carefree manner.
